Lease option real estate investing is a creative way to get started in real estate investing. The biggest advantage of this investing method is "control". It basically gives the investor the right to possess-- be in control of-- and profit from a property without owning it.
A lease option contract is a combination of two documents. The lease part is where the owner agrees to let you lease their property while you pay them rent for a stated period of time. During the lease period the owner can not raise the rent, rent it to anyone else, or sell the property to anyone else.
The option part represents the right you purchased to buy the property in the future for a specific price. If you decide to exercise your option to buy, the owner has to sell it to you at the negotiated price. The option part of the contract obligates the seller to sell to you during the option period- but it does not obligate you to buy. You are only obligated to make rental payments as agreed during the lease period.
When the lease option contract is written and structured properly, it can provide tremendous benefits and advantages to the investor. If the lease option includes the "right to sub-lease" the investor can generate a positive cash flow by renting the property to a tenant for the duration of his lease, or lease option the property to a tenant-buyer for positive cash flow and future profits. If the lease option includes a "right of assignment" the investor could assign the contract to another buyer for a quick profit.
Lease option real estate investing, is a flexible, low risk, highly leveraged method of investing that can be implemented with little to no money.
High Leverage
It is highly leveraged because you are able to gain control of a property and profit from it now--even though you don't own it yet. The fact that you don't own it also limits your personal responsibility and liability. Only if you decide to purchase the property by exercising your "option to buy" would you take title to the property.
Little to no money
The investor's cost to implement a lease option agreement with the owner requires little to no money out of pocket money because it is entirely negotiable between investor and owner. There are a variety of ways the option fee can be structured such as an installment plan, balloon payment or other agreeable arrangement between both parties. The option fee can even be as little as .00. In order to secure the property for purchase at a later date, tenant-buyers typically pay a non-refundable option fee of approximately 2%-5% of the negotiated purchase to the seller. Depending on how the lease option agreement is written and structured, the investor could possibly use the tenant-buyer's option fee money to pay any option fee owed to the owner.
Flexible
It is a flexible method of real estate investing because terms of the agreement like payment amounts, payment dates, installments, interest rate, interest only payment, balloon payments, purchase price and other terms are all negotiated between seller and buyer. Responsibilities of both parties are also negotiable. For instance, if the investor doesn't want to act in the capacity of a landlord, he could specify in the lease option agreement that tenant-buyer will be responsible for all minor maintenance and repairs and the original seller will remain responsible for any major repairs.
Financially Low Risk
It is low risk financially. If the property fails to go up enough in value to make a profit, you have the purchased the right to change your mind and let the "option to buy" expire. Even if your tenant-buyer decides not to buy the property, you have profited by a positive monthly cash flow from the tenant-buyer's rent payments and upfront non-refundable option fee.
Let's look at an example of a lease with option to buy structured in a way that the investor profits in 3 separate phases of the investment.
Profit #1 non-refundable option fee
Future sales price negotiated with the current owner is 5,000 with an option fee of 2% of the sales price. Option Fee you owe the owner is ,500. The future sales price you set for your tenant-buyer is 5,000 and the option fee is 4% of the sales price. Option fee the tenant-buyer owes you is ,200. You collect ,200 from tenant-buyer and pay ,500 to the owner and your profit = ,700
Profit #2 cash flow from monthly rental payments
The Monthly rental payment you negotiated with the owner is ,000. You set the monthly payment at ,250 per month for your tenant-buyer. Each month you collect ,250 from your tenant-buyer and pay the owner ,000 each month. Your profit is 0 monthly positive cash flow during the lease period.
Profit #3 is set up when the lease option contract is initially written
The difference in the negotiated future purchase price with the owner and the future purchase price set for your tenant-buyer. Let's say the property goes up in value to appraise for at least 5,000. Your tenant-buyer decides to exercise their option to buy. You buy the property from the owner at 5,000 and then sell it to your tenant-buyer for 5,000. 5,000 - the 5,000 you pay to the owner = ,000 profit.
Of course the key to making lease option real estate investing work, is finding motivated sellers and buyers. Finding these motivated sellers and buyers shouldn't be difficult. The continuing down turn in the real estate market has created a large number of sellers who can't sell their property and also buyers who can't get financing to buy. The seller could possibly get a fair offer to be paid in the future by selling their property to a real estate investor on a lease option basis. A potential tenant-buyer could obtain home ownership without having to qualify through traditional home loan guidelines.
One disadvantage of lease option real estate investing involves the tenant or tenant-buyer possibly defaulting on monthly rental payments. This would make it necessary for the investor to come up with money out of pocket to pay the owner and possibly have to proceed with eviction process. However, there are certain provisions and clauses that can be written into the lease option to deter buyers from defaulting on payments.
If the investor fails to do "due diligence" before entering into a lease option agreement, he could end up with a property that is unmarketable. There could be a number of liens on it, issues involving ownership of the property or it might be in foreclosure. By diligently performing research before entering into a lease option agreement, the investor can avoid these mistakes. A few things the investor could do is-- perform background and credit checks on both the seller and buyer, search public records in reference to ownership and property status, or do a title search.
Despite the few disadvantages, lease option real estate investing continues to be an excellent way to invest in real estate with little to no money and low financial risks. It also remains to be an excellent way to gain control of a property you don't own and create positive cash flow and profits on flexible terms.
Bottom line, the secret to success in today's challenging real estate investing market is to use only the best creative ideas, proven tools and strategies that have been successfully used by other investors to generate cash flow and profit from today's real estate market. The more you understand and apply now, the more you will profit from today's financial crisis.

Real Estate Lebanon
When it comes to real estate in Lebanon the zoning laws are quite strict. But before knowing them it is good to know what zoning means. When we have to buy a property in Lebanon and want to know the zoning of the property that we are interested in buying, first thing to do is visit the Cadastre Department at the Moukarzel building situated in Tabaris. Here we can get a copy of the cadastral plan of the property that we are planning to buy. Here we can also ask for the document about the area of the property.
But here too we may come across different measurements that will contradict with the owner and the developer of the property. This might make us wonder about the zoning laws related with the real estate in Lebanon. Which figures can be considered as true? The municipalities of Beirut and Tripoli are responsible for recording the official area of the properties. The General Directorate of Urban Planning and all its branches also carry out the records about the actual area of various properties. The scale on which the area is measured by these two is different. The urban planning uses the scales 1/50 and hence it is the most accurate one. While the cadastre department uses scale 1/200.
Hence while dealing with real estate in Lebanon we might come across different recordings of the area of the same property. Home Equity Loan With Bad Credit: Real Approval Options For Vital Cash
It is understandable that bad credit borrowers should expect a lender to turn down an application for a substantial loan. Should You Join Body by vi? The REAL Body By Vi review
I did a generic company review a while back when Body by vi had introduced the actual 90 Day Challenge and the Meal Replacement Shake. I've done hotel meetings before, and let me tell you. I really don't like hype. In fact, that was one of the biggest reasons why this company had initially turned me off. I closed my eyes and ears without taking an in-depth look. I had skimmed over the company history, the products, and the compensation plan only to land some Real Estate in Google for certain keywords.
For those of you that know me, I am a very analytical person. I love detail and planning. So when Visalus had come across my desk for the second time, I decided to due my due diligence. Have you ever been apart of a Network Marketing company that offers you a Car Allowance once you hit the top of the pay plan when you could buy about 10 of the cars anyways. That's no fun. Why should you have to hit the top position of a company just to get a car allowance when you should be able to easily afford it on your own? Body by vi does things differently; they give you a freaking BMW just for hitting a simple position which is relatively easy for anyone. Initially, Body by vi was only giving out Black BMW's, but the BMW company just couldn't keep up! That's why they had to start including Silver and Vi-Green as well. That's pretty phenomenal. If you are a leader, think about this. How beneficial would it be if half of your team driving BMW's around paid for by the company? I think someone would notice.
It was at this point that I realized that this was not just hype, but the average person is actually having tangible results. This isn't just with cars either. Why? Because the product freaking WORKS! People are dropping pounds left and right like a bad habit. Imagine if you had a team of people who all lost weight, were driving around BMW's, and sharing a 90 day commitment to self-development both physically and mentally. You just can't ignore it.
If you read my recent review of Body by vi, then you know they have strong leadership with Ryan Blair, Blake Mallen, Nick Sarnicola, and others. Visalus is here to stay and if you are a business savvy person, you will appreciate that they are backed by the company "Blythe" - which is a very solid and credible resource. Body by vi is the real deal. Attorney generals aren't going to hang out anywhere around this opportunity due to how many customers (not distributor-customers) they have. The product really sells itself with the results that it brings about and how good the shakes taste. It's not called "the shake mix, that taste like cake mix" for nothing. The "refer 3, get yours free" program for customers is also a great incentive to keep more customers around. Who doesn't want to get their product for free?
Now for the last and final reason why I joined!
I met a local guy by the name of Paul Rogers. He was a fireman in St. Louis for 17 years, did Real Estate Investing on his day off, and had the privilege of being mentored by Robert Kiyosaki for a couple of years. Paul was also a guest speaker with Robert Kiyosaki on the Oprah show. Aside from being able to team up with Paul Rogers, there was already an established community that you don't get with start-up companies. Honestly, it doesn't matter what company, product, or compensation plan you have, the only variable that changes is YOU. Having the best company is just like having the sharpest axe to cut down a big tree with, but it still depends on YOU. If you are looking to join Visalus, make sure that you are with a team that is making things happen. You would be surprised what a team can do for your organization, especially if you are NEW to this industry.

Real Estate and Global Warming Facts
The number 1 area that will see a huge increase in real estate value due to global warming

We've covered a lot about safety and survival. Are there positive effects from global warming?
Steve: Yes, definitely. Anything bad has a silver lining. In the case of global warming, that silver lining can be substantial. As an example out of the multitude of possibilities, there will be benefits to the real estate value in some areas of the world, or even areas within some countries or very small specific regions. And I'm saying that because an increased valuation will be caused by two things: for one, some areas will in fact benefit directly from global warming and that will have a positive effect to real estate in these specific areas. Secondly, some areas may not benefit directly but the fact that some neighboring regions will suffer more from global warming will make these places be perceived as an increased value. Broad examples of places that will benefit from global warming are: parts of Canada, Norway, Sweden and other places as well.
Adam: Do you have an example?
Steve: Sure, as an example, Northern parts of some of the Canadian provinces will see increases in real estate value of 4-5-6 hundred percent in the next 10-20-30 years because these places will have a huge influx of people in the coming years. And that will happen because a lot of people from all over the world will want to escape drastic climate changes in their own countries and will migrate to Canada. Why they'll want to migrate there? As an example northern Ontario has more lakes and fresh water than any other place in the world, its northern parts will warm up to become good for agriculture, and it has plenty of uninhabited space that is extremely affordable now.
And this is just an example, but there will be other positive effects from global warming that people can make the most of. However, as with anything else, timing is crucial.
